The Birch and Broadway rental project at 1296 West Broadway is moving ahead, with the Denny’s at that location currently being prepped for demolition. Developed by Jameson Development, the project was designed by IBI Group Architects, the firm behind The Spot, Parq Vancouver, and Gilmore Place. The rezoning application for this project was approved in July 2018, and it is slated for a review by the Development Permit Board.

There are several changes between the rezoning application and the development application, including an increase from 151 to 158 secured market rental residential units as well as a decrease from 168 to 151 for underground parking spaces. There will be 38 studio, 64 one-, 39 two-, and 17 three-bedroom units. In addition to the residential space, a 30 ft high podium section will contain commercial space at grade and on a mezzanine floor, and the building’s 2nd floor will contain office space.

There will be children’s play space on the 3rd floor above the podium, with access to the building’s amenity room. The podium roof will also contain landscaping features. All three-bedroom units will have access to outdoor patios.

The project is centrally located, with nearby access to multiple bus routes on Broadway and Granville Streets as well as being close to Granville Station on the future Millennium Line Broadway Extension. The address boasts a formidable 97 Walk Score, and is 700 metres from Vancouver General Hospital. It is a kilometre from False Creek Community Centre, Granville Island, and the Vancouver Seawall.
