A heritage preservation and infill housing project has recently started construction at the intersection of Parker Street and Victoria Drive in Grandview-Woodland. Designed by Ankenman Marchand Architects, the project will preserve the historic Brookhouse Residence and add four townhouse units to the rear of the building.
Brookhouse Residence was built in 1908 during the Edwardian era according to the Queen Anne Revival architectural style. It was purchased in 1921 by a Vancouver publisher, A. A. Brookhouse, who resided in the house until his death in 1948. A previous owner made an application to the City to demolish the building in 2013, but the request was denied. The building was then sold to the current owner, who decided to retain the Brookhouse Residence and incorporate it into a the new development.
This project aims to preserve as much of the original building components as possible, and replicate them where reuse is impractical. As part of the rezoning approval, Brookhouse Residence will be restored and designated as a protected heritage property. The building will house six strata units, with two one-bedroom units, three two-bedroom units, and one three-bedroom floor plan. The building itself has been lifted and relocated one foot to the west on a new foundation to allow the creation of a basement level unit.
A three-storey, infill building with four townhouse units will be built in the back of the 748-square-metre lot. Each townhouse will have three bedrooms, a garage and a rooftop deck. The new development will also contain five parking spots, and a bike room with 12 spaces. The location is well-served by public transit, being within walking distance of Commercial Drive and East Hastings Street.
