Not to be outdone by PavCo's proposal for a 43-storey tower beside BC Place, the Concord Pacific lands in Northeast False Creek are set to be reimagined in a big way. The future of the 10.2-acre waterfront site is now clearer after plans were unveiled to the public this week, showing a number of towers, new streets and open spaces splayed across the property.

The DIALOG-designed development jumps at the opportunities presented by the City, who are interpreting the area as a modern entertainment district, facilitated by the controversial removal of the neighbourhood's viaducts. The plan looks to activate the water's edge by thrusting a series of restaurants into the podiums of highrise residential towers, two of which would contain 41 storeys. But at 425 feet, the project exceeds the 300-foot height limit prescribed by the area's view cone policies.

A new seawall, floating restaurants and pavilions, a publicly accessible pier extending into False Creek, and a large public open space named Georgia Plaza are among the proposal's grandest features. A trio of pedestrian-only laneways will dissect the site, which is to be activated by restaurants, cafes, bars and shops, including a possible grocery and drug store. These urban-minded storefronts will comprise part of the approximately 230,000 square feet of restaurant and retail space being proposed. Concord Pacific is also hoping to build 45,000 square feet of office space on the property.
