Already swarmed by highrise residential towers, BC Place could become neighbour to a 43-storey tower proposed by PavCo, the provincial crown corporation that operates the stadium. Unveiled at a recent open house exploring the future of Northeast False Creek, the mixed-use skyscraper would house commercial space within a large podium and residential units above.

Proposed for a property known as Site 10C, the building would replace a surface parking lot and small green space. The conceptual plans detail a major transformation for a lot that will become the southwest corner of Pacific Boulevard and an extended West Georgia Street, thanks to the demolition of the area's viaducts

The Stantec-designed tower is envisioned as an elongated form with a large verdant aperture at the top allocating space for a fireplace-equipped amenity room. Additional features of the complex include a roof garden, music room and children's play area. A selection of studio, two- and three-bedroom floor plans would comprise the bulk of the volume.

The proposal would exceed view cone restrictions, though the Northeast False Creek draft area plan currently being worked on specifically eases those limitations at the subject site. Existing rules only permit towers of up to 300 feet in height, but if Council approves the plan, any building on the site will be allowed to stretch an additional 125 feet. BC Place wouldn't escape unscathed under the plan, which also calls for major alterations to the complex in the form of new access points and a new exterior cladding system.
