The City of Vancouver has received an application from Perkins+Will to rezone 1837-1857 East 11th Avenue and 2631-2685 Victoria Drive from RM-4 (Multi-family) District to CD-1 (Comprehensive Development) District, to permit the development of a 10-storey residential building with a 6-storey residential podium.

The proposal includes:

    • 149 units (76 secured market rental residential units and 73 strata units);
    • A floor area of 9,694 m2 (104,344 sq. ft.);
    • A floor space ratio (FSR) of 3.58;
    • Relocation and designation of a Vancouver Heritage Register Category "B" heritage house;
    • A height of approximately 31.5 m (103.4 ft.); and
    • 108 underground parking spaces.
This application is being considered under the Grandview-Woodland Community Plan.

Since the application was submitted in May, 2017, there have been some minor changes (i.e. total unit count and floor area) to the proposal in order to meet the City’s Horizontal Angle of Daylight, which requires a certain amount of daylight in all bedrooms. The number of parking spaces has also increased.

The proposal now includes:
    • 144 units (76 secured market rental residential units and 68 strata units);
    • A floor area of 9,720 m2 (104,621 sq. ft.);
    • A floor space ratio (FSR) of 3.59;
    • Relocation and designation of a Vancouver Heritage Register Category "B" heritage house;
    • A height of approximately 31.5 m (103.4 ft.); and
    • 117 underground parking spaces.
