The proposed rezoning upholds the vibrant mixed-use oceanfront development
established in the Sub-Area Plan polices through the creation of several unique
but interconnected neighbourhoods, including:
- Oceanfront Village – a mixed-use local hub and regional destination,
accommodating no more than 18,600 m2 (200,000 ft2) of built space to support
dozens of local businesses, with restaurants, retail, entertainment and tourist
accommodations. The village also includes the Village Commons, an extension of the
overall parks and open space network.
- Oceanfront Park – a local and regional amenity, the approximately 22 acre park
includes a wind sport beach, family-oriented amenities, the Oceanfront Walk and
other passive recreation spaces.
- Work Place – provides commercial space for primary employment, including
knowledge-based industries, retail and light manufacturing.
- Marine Centre – provides employment space relating to boat building, marine repair,
retail, services and training.
- Mamquam Waterfront Residential – an urban waterfront neighbourhood,
accommodating over 400 residential units.
- Learning Centre – this strategically located education hub includes classrooms,
administrative and associated housing.
- Cattermole Waterfront Residential – a quiet and tranquil residential precinct with
over 700 townhomes and apartments.
The proposed CD zoning blocks correspond to the land uses established in the
Squamish Oceanfront Sub-area Plan.
- Flex-zones are proposed within the Marine Centre and Cattermole neighbourhoods,
allowing for possible residential uses to be included.
- The flex-zones are based on the SAP, and give the District the ability to pro-actively
address uncertainty as the peninsula develops over 20+ years.
