As Surrey's tallest building approaches completion, another mixed-use highrise has earned a thumbs-up from officials. City Council has given their blessing to a 30-storey tower sited on the southwest corner of King George Boulevard and 98th Avenue, steps away from the SkyTrain's King George Station.

Yanna Holdings is the developer behind the project, which boasts a design by local practice Architecture49. A six-storey sleek block of glass at the base of the 108-metre-tall building will host a 112-room Hampton by Hilton hotel. Additionally, plans call for vegetated amenity spaces atop the podium structure on the seventh floor, where an indoor meeting room and multi-purpose areas serve residents. Another amenity space on the sixth floor, including a fitness centre and pool, will be shared by residents and hotel guests.

The bulk of the volume will be dedicated towards residential use, of which there will be 181 units. The unit breakdown results in 24 bachelors, 83 one-bedrooms, 43 two-bedrooms, and 23 three-bedroom units, in addition to eight two-storey townhouses articulating the streetscape. A 1,432-square-foot wine bar is also expected to occupy part of the main floor.

Before vertical construction can begin, crews will have to dig four levels underground to assemble the project's large parking garage, which will provide space for 395 vehicles, with just over 100 of them to be used by the hotel.

While the hotel levels will be wrapped in a textured facade that mimics the natural beauty of Surrey, the residential component takes a more dynamic approach, employing a series of off-kilter balconies that manages to create an arresting building profile from up close and afar. The project could begin taking shape as early as 2018, with delivery in 2020.
