A partnership between Century Group, SCDC, and Delta West Developments has produced Surrey's tallest building. Though the 52-storey 3 Civic Plaza isn't expected to open until the fall, the exterior of the $200 million residential and hotel project has largely been completed, and now forms the highest point in the city's skyline.
Marriott's Autograph Collection, a chain of boutique hotels which prides itself on individuality, will operate 144 rooms between the third floor and 22nd floor. There will also be 8,000 square feet of meeting spaces, plus a generously sized rooftop patio and lounge perched atop the 24th floor. A massive volume erupting beside the hotel will contain 325 market residential units, all of which have been sold out. Kwantlen Polytechnic University will occupy 50,000 square feet of space across five floors at the base of the building.
Designed by ZGF Cotter Architects, the tallest tower south of the Fraser River employs walls of glass and an external concrete shear wall with guitar pick-shaped window openings. Before this architectural expression could take shape, the project team had to overcome a number of challenges unique to the site. For one, engineers had to excavate and shore the site without hitting any of Surrey's geothermal wells. When the building began its ascent, the structure's eastern elevation was only about 18 inches from the SkyTrain guideway. It required the construction of a temporary prefabricated roof in order to protect the tracks from ongoing construction.
Crews will continue fitting out the interior of the landmark development as the hotel's scheduled November delivery date nears.
