Construction on a new mixed-use/industrial development located at 102 East 4th Avenue in the Mount Pleasant area of Vancouver has progressed nicely in recent months. Since our last update back in the spring of 2019, the site has seen a flurry of construction as the structure starts to become visible from street level.

Developed by Westbank and designed by Henriquez Partners Architects, the project will rise eight storeys (to a peak of 33 metres) and the gross floor area will measure at 16,378 square metres. The first two floors of the building will contain light industry space, floors three through five will hold digital industry space, and the remaining floors will be reserved for office space. Beneath the development will be a five-storey underground parking garage with space for 394 cars as well as 54 bicycles.

For those working in the building, there will be an assortment of amenities. The main amenity will be a landscaped outdoor area with views of both the ocean and the mountains. Keeping in line with Vancouver's sustainability targets, the building will be seeking LEED Gold certification upon completion.

Current work on the development comes in the form of the underground parking garage. For future employees, this development is very well connected with access to many commercial amenities in the area as well as the Main Street-Science World SkyTrain stop just a few blocks away.
