Now rising in the place of a former above-grade parking garage, Vancouver Centre II is the latest office tower joining the downtown streetscape. Spearheaded by GWL Realty Advisors and Healthcare of Ontario Pension Plans (HOOPP), the tower will climb 33 storeys above West Georgia and Seymour Streets.
A total of 27 levels of office space forms the bulk of the interior program of the modern Musson Cattell Mackey Partnership-designed building. Seven levels of underground parking and four levels of above-grade parking, situated above the ground-floor amenity space and retail, will provide approximately 500 new parking spaces and a car share service for users.
The tower's sculpted massing shapes flexible floor plates which range in size from 8,000 to 15,700 square feet in rentable area. Employees will have a number of common areas at their disposal, including a private deck and common area connected to the seventh floor fitness centre. Another rooftop deck, this time on the 29th floor, will offer employees sweeping views of the city.
The AAA office tower at 733 Seymour Street is expected to achieve LEED Platinum and WELL Gold status, thanks in part to expansive triple-glazed windows and a ceiling-based radiant heating and cooling system.
