The site has been cleared for a rental complex at Hull Street and 20th Avenue in Vancouver's Cedar Cottage area. This development by the Molnar Group will bring 69 much-needed rental units to the popular neighbourhood.
The complex, designed by Wensley Architecture, will include three-and-a-half-storey townhouses, a four-storey apartment building, and the retention, relocation, designation, and protection of the heritage Rosenberg Residence. The apartment mix will consist of four studio, 19 one-bedroom, four two-bedroom, and 42 three-bedroom units. Residents will have access to two indoor amenity rooms, a rooftop terrace in the apartment building, and patios in the courtyards between the townhouse. There will be 83 car and 86 bike parking spaces.
The development is located steps away from Trout Lake Park and Community Centre, and Gladstone Secondary and Lord Selkirk Elementary Schools. It is within a 15-minute walk of Nanaimo and Commercial-Broadway SkyTrain stations and several bus routes.
The rezoning application for this development was approved in July 2018; however, it has gone through a revision since the initial submission in August 2017. The number of apartment units was reduced from 28 to 22, and the number of townhouses increased from 41 to 46. The rooftop amenity terrace for the apartment building was moved to face Hull Street. The townhouse building facing East 20th Avenue was divided into two buildings with open space between them.
