Having now risen over a dozen storeys above 5080 Joyce Street—just steps from Joyce-Collingwood Station—the aptly-named Joyce is receiving its skin. The latest project from developer Westbank and Henriquez Partners Architects will introduce 256 homes to a site previously occupied by a string of low-rise commercial structures.

The building will settle at 30 storeys high. According to Westbank, the design of the project is "inspired by the concept of a quilt, representing a multitude of narratives from the cultures of the neighbourhood." Embedded into the facade, expressed through coloured guard rails on the building's balconies, is the outline of Still Creek. Coursing through the Joyce-Collingwood community, the waterway is one of the last exposed creeks in Vancouver.

In place of sky-high penthouse units, the top floor of the 254-home development will be dedicated amenity space for residents. Dubbed the "rooftop learning and activity lounge," this level will contain a library space, a music room, and private study rooms. Other planned amenities include a fitness centre, lounge and kitchen, and a landscaped rooftop patio replete with a children's play area, gardens and cherry blossom trees.

Most of the floor plans come in two- and three-bedroom configurations up to 959 square feet in a bid to target families. Porcelain tile flooring, Miele kitchen appliances, near floor-to-ceiling glass and oversized balconies come standard.
