The massive Oakridge Centre Redevelopment is already having spillover effects before shovels even hit the ground. Immediately across the street at 5812-5844 Cambie, the strip mall between W 42nd Avenue and W 43rd Avenue has been targeted for intensification in the form of a mixed-use development, which residents can opine on at a community open house next week.

A rezoning application was submitted to the City of Vancouver in October 2019 to permit a 32-storey market residential tower and a 12-storey office tower over a four-storey podium. Vivagrand Developments is proposing 257 units, nearly 10,000 square metres of office space, commercial use at grade, and a 37-space childcare facility and youth centre. A 303-space parking garage and 536 bicycle spots would also be provided four levels underground.

A design rationale submitted by IBI Group explains the architectural approach to the development. The semi-circular office tower will employ a "high-performance glass- and metal-window system." The north facade announces the office lobby via a tall white central column interspersed with diagonal window bands. The rest of the elevation—and the entirety of the west side—is fenestrated with horizontal bands of alternating glass and copper/bronze-tinted metal.

Separated 60 feet from the office tower, the residential tower, rectangular in plan, arranges most of its balconies on the south facade to act as shading devices. A steel leaf-shaped structure that reflects the curvature of the office tower hides the mechanical equipment inside and provides wind protection to the proposed rooftop amenity space.

City staff and the applicant team will be on hand to answer questions about the development at the community open house, which will be held on February 5 from 5:00 PM to 7:30 PM at 6184 Ash Street, the Peretz Centre for Secular Jewish Culture.
