An 11-storey office building constructed in 1971 has been erased from the cityscape at Thurlow and West Pender Streets, clearing the site for a 33-storey commercial building to rise in its stead. BentallGreenOak is developing the 123-metre-tall tower at 1090 West Pender Street, whose curved corners will climb from a three-storey podium.

The Musson Cattell Mackey Partnership-designed building will contain over 562,000 square feet of floor space, with wide plates making interiors appropriate for larger companies. Two private rooftop terraces will join another outdoor space at the crown of the podium, providing multiple places for workers to unwind.

Nearly 8,000 square feet of restaurant and retail space will also be provided at ground level, and underneath that, 432 vehicle stalls held within seven parking levels.

The building's massing responds to the parameters dictated by the City's view cone policy, resulting in a structure that billows towards the top. Triple glazing, glass solar shading and a general horizontal expression define the project's exterior appearance.

With the old building now reduced to rubble, crews can move onto shoring and excavation. Given the depth of the pit required, above-grade construction won't be visible for some time.
