The public will be able to provide their feedback in February about one of the tallest building proposals in West Point Grey as intensification along the planned Millennium Line extension route ramps up. Westbank and Leckie Studio Architecture + Design proposed a 14-storey rental tower at 3701-3743 West Broadway in the spring and have since tweaked the design ahead of the new year.

The Moderate Income Rental Housing Pilot Program currently splits the property into two zones, allowing for a six-storey building on one section and a 14-storey tower on the other. Westbank's program, which sees a six-storey podium hosting a 14-storey tower, fits within these parameters.

Conceived as a series of stacked volumes, the building geometry provides for a stable transition between the tower and the neighbouring built form. A matrix of horizontal and vertical fins will be employed to address solar heat gain concerns while also enhancing privacy for residents. The 125,000-square-foot development will also feature a number of green spaces situated on top of each platform created by the shifting volumes.

A total of 153 units are proposed, from which 122 are slated to be dedicated as market rentals, with the remaining 31 as moderate income housing units. Amenity levels on the rooftop and entry lobby are proposed, with five commercial retail units helping to animate the streetscape.

The northwest corner of West Broadway and Alma Streets is currently occupied by a strip mall, which would be demolished to make way for the tower, if approved. A 2017  application for the site called for a six-storey mid-rise building containing 94 secured market rental units.

City staff and the applicant team will be available to answer questions at an open space scheduled for February 13 from 5 PM to 8 PM at 3214 West 10th Avenue, St. James Community Square.
