While Vancouver is continuing to experience one of the lowest rental vacancy rates in Canada, four projects in the Cedar Cottage neighbourhood are set to bring some relief. The projects, currently in various stages of development, will result in over 400 much-needed rental apartments.
The Conrad, a development by Cressey Development Group at the intersection of Commercial Drive and 18th Avenue, will likely welcome its first residents by the end of this year. The buildings designed by Yamamoto Architecture Inc. will contain 110 rental units with a mix of 31 studios, 38 one-bedroom, 30 two-bedroom, and 11 three-bedroom apartments. The development will also include 4 market housing units including 2 in the restored heritage Conrad Meyers house.
Victoria, at the intersection of Victoria Drive and Stainsbury Avenue, is a project by Strand Development and is also designed by Yamamoto Architecture Inc. This development is progressing well, and will contain 152 secured market rental apartments with a mix of 45 studio, 46 one-bedroom, 35 two-bedroom, and 27 three-bedroom units, plus three-bedroom townhouses. Four of the units will be live-work apartments.
A development at Hull Street and East 20th Avenue, designed by Wensley Architecture Ltd. for The Molnar Group was approved by the Council in 2018. This project will consist of 69 secured rental units spread between 46 townhouses, a 4-storey apartment building, and a restored heritage house. Over 60% of the apartments (42 apartments) will be family-friendly three-bedroom units.
Another development, also at the intersection of Victoria Drive and Stainsbury Avenue, is currently awaiting a rezoning application approval. Designed by Carscadden Stokes McDonald Architects Inc., there will be 80 rental units with a mix of 28 studio, 22 one-bedroom, 18 two-bedroom, and 12 three-bedroom apartments. The rezoning application is being considered under the Moderate Income Rental Housing Pilot Program, with 20% of the residential floor area assigned to moderate income households.
