Following demolition and site clearance, 870 East 8th Avenue is now ready to become the site of the future Red Door Housing Society’s Mi Casa project. The Society is a non-profit organization that seeks to provide housing for moderate to low-income residents and older tenants who need wheelchair access. The project was designed by DYS Architecture.

Plans call for the construction of a 6-storey building with a gross floor area of 52,547 sq ft. There will be 19 one-, 15 two-, and 17 three-bedroom residential units for a total of 51. All units will be affordable rental housing. There will be 27 vehicle parking spaces and 70 bicycle parking spaces in an underground parkade. Amenities will include communal gardens and a playground. For sustainability measures, the project will incorporate high-performance windows, an efficient thermal building envelope, and energy-efficient appliances. The development will also feature multiple public and private entries.

The original rezoning application was submitted in December 2015 and called for a slightly shorter building with a larger floor space ratio compared to the approved rezoning application. The building mass was also reduced in response to feedback from the community, and advice from staff and the Urban Design Panel.

The project is in an excellent location, with Sahalli Park and China Creek North Park both very close by, in addition to VCC-Clark Skytrain Station, and the 09 and 99 bus lines. The neighbourhood is also very well-served by a healthy mix of restaurants and shops along Broadway.
