The site of a new, mixed-use office building is being prepped for demolition at Cambie and Broadway. 510 West Broadway is owned by Yorkson Investment Company Ltd, with application by Pacific Crown Management, and design by W. T. Leung Architects. The development permit was approved in July 2017.

Once complete, the project will have a gross floor area of 63,195 sq ft and will be seven storeys high with a building height of 28.3 metres. The ground floor will contain retail space, and a financial institution that will also have space on the second floor. The second floor will also contain a restaurant. The remaining third to seventh floors will contain office space. A two-level underground parkade will have 79 vehicle parking spaces and 12 bicycle parking spots.

The building’s amenity will include a gym on the third floor and patio space on various levels. The project will target LEED Gold certification through sunscreens and glazing. The site features excellent access to mass transit via the Broadway-City Hall SkyTrain station mere steps away, and several Cambie and Broadway bus lines. The area also features many restaurants and stores.

While some (few) will mourn the loss of the Original Joe's that now occupies the site, the new development will spark a new chapter for the corner of Broadway and Cambie.
