Last night, the City of Vancouver hosted an open house for an office tower proposed for 1166 West Pender Street. Along with city staff, representatives from IBI GroupHariri Pontarini Architects, and Reliance Properties were present to answer attendees’ questions.

The 31-storey tower will replace an existing 15-storey tower which became vacant after Revenue Canada moved to its new office. Located in Vancouver’s Coal Harbour neighbourhood, the building will add over 300,000 square feet of office space with commercial space at ground level. A sculptural staircase will connect the upper and lower lobbies.

There will be six levels of underground parking containing 199 car and 198 bicycle parking spaces. The building is also within a short walk of restaurants, shops, parks, and Burrard Station. This project will also join a number of office towers that have been constructed in the recent years, or are currently under construction, including The Exchange, 1090 West Pender Street, MNP Tower, The Stack, and Bentall 5.

The building will have unique, irregularly-shaped floor plates and rooftop garden terraces on floors 23 through 31. Amenities will include a publicly-accessible terrace, a gym, and meeting spaces on the penthouse level. The building will be built to LEED Gold standard with sustainability features that include rainwater harvesting for non-potable uses, low-flow plumbing fixtures, an energy-efficient building envelope, and construction waste management.

Centrally located, and designed with a handful of unique features, 1166 West Pender Street will likely be an attractive option for commercial users looking to set up shop within the downtown core.
