The site has been cleared for the construction of a crystalline office building in Vancouver's Cambie Village. The mixed-use building at 521 West 8th Avenue is designed by Musson Cattell Mackey Partnership for VANLUX West 8th Inc. The rezoning application was approved in November 2017; however, the development application is still up for approval by the Development Permit Board.

The rezoning application went through two iterations. The first application, submitted in December 2016, proposed a nine-storey, 33.8-metre-tall building with a total floor area of 6,351 square metres. In response to the Fairview Slopes design guidelines, which prevent blocking the views of Vancouver City Hall, another rezoning application was submitted in March 2017. This resulted in a height reduction to eight storeys and 33.5 metres as well as a total floor area reduction to 5,990 square metres.

On the ground floor of the building there will be 164 square metres of retail space, as well as office space on all floors. The building will have 88 car parking and 29 bike parking spaces over three-and-a-half levels of underground parking. The building is on track to be certified LEED Gold. Landscaping at street level includes retention of existing trees, pavement improvements, and planters. Landscaping starting on the third floor will include a green roof, planters, and steel cables arranged in a diamond pattern to allow for climbing plants to form a green wall on the west elevation.
