Vancouver's Robson Street is going through an exciting transformation, with several major projects currently under construction or in the municipal approval process. One of these projects is a rental building at 1500 Robson Street, designed by IBI Group architects for London Life Insurance Company. The site was previously occupied by a two-storey building along Robson Street and a four-storey rental building along Nicola Street, which are currently being demolished.

The 21-storey mixed-use project was approved in September 2017. The building will consist of a single-storey podium and a 20-storey tower above. The podium will contain over 5,000 square feet of retail space, as well as the residential lobby, and the loading dock. The tower will contain 33 studio, 52 one-bedroom, and 42 two- or three- bedroom units for a total of 127 market rental units.

There will be four levels of underground parking with access off the lane, with a total of 84 car parking, and 167 bike parking spaces. Every unit will have a private balcony. Common outdoor spaces will include a children's play area located on the podium rooftop and on a large roof deck at level 21. There will also be indoor amenity spaces, including a meeting room, multi-purpose room, and fitness studios.

Several design features are included in the project to improve the public realm, including a 25' x 25' building setback along the southeast corner of the site, and landscaping at the lane setback. Along Robson Street there will be a seven-foot setback, a weather-protection canopy, narrow retail frontages, and a corner cutout for retail use such as a café patio.
