The site has been cleared for the Windsor development at 2395-2469 Kingsway in Vancouver's Norquay Village neighbourhood. Designed by Ankenman Marchand Architects, this project by Imani Development will result in a 12-storey and a 4-storey building along the north side of Kingsway just east of Nanaimo Street. The new buildings will replace five single-family houses.

The larger building on the west side of the lot will feature a podium of 4 floors and a medium-height tower with a total height of 12 floors. The mid-rise building to the east will consist of 4 floors. The two buildings will contain 7 commercial retail units totalling over 9,000 square feet on the ground level. There will be 126 residential units with a mix of 67 one-bedroom, 38 two-bedroom, and 21 three-bedroom units. Residential amenities include a shared roof garden with a lawn, children’s play area and spaces for outdoor dining. There will be 165 underground car parking spaces and 160 bike spaces. The neighbourhood is well-served by transit and is within walking distance of parks, schools, and shopping and dining destinations.

Public amenities will include improved sidewalks and treed landscaping on Kingsway. The project was designed with wide building setbacks to provide 24-foot wide sidewalks. Metal and glass weather awnings will provide shelter from the rain along the entire sidewalk at the front of the building. The mid-block courtyard, located in the middle of the site, will be 40 feet in width, and will include permanent seating and tables, fully landscaped planters and trees, and will be accessible to the public. Along Kingsway, existing trees will be retained and new ones planted around the structures to ensure long-term viability. The project will contribute $439,765 to the Affordable Housing Reserve, and $439,765 towards childcare and community facilities in the neighbourhood.
