Just a few months off its projected fall 2018 completion date, and Locarno’s The Grace rental development is already making an impact upon its surroundings, the fine-grain retail that was removed for the project soon to be replaced. Located at West Broadway and Balaclava St in Kitsilano, the Grace is bringing modern rentals and ground-floor retail to this already-vibrant stretch of West Broadway.

Designed by Yamamoto Architecture Inc., the five-storey, building replaces a row of 1950’s two-storey commercial structures, and adds 70 much-needed rental apartments on top. The apartment mix includes studio,  1-, 2- and 3-bedroom units. Approved under the “Rental 100 program” 50% of all units are suitable for families with children (30% 2-bedroom and 20% 3-bedroom). Residential amenities will include an indoor party room and a semi-private landscaped outdoor area. Some of the units will also feature large private patios.

A total of 92 parking spaces and 135 bike parking spaces have been provided. The Grace boasts an impressive 92-point walk score, helped by easy access to several bike routes, in addition to being well-served by public transit. Well-situated as well for UBC students, the development is only a 15-minute commute from UBC’s Point Grey campus.

Once complete, the handsome, brick-clad structure will represent as a much more period-appropriate look and feel for the area, its architectural details more in-sync with the Art Deco flair of the nearby Hollywood Cinema than its bland, 1950's predecessor.
