Three new projects were approved by the City of Vancouver at the May 22, 2018 Public hearing, thereby bringing a mixed-use commercial building in Mount Pleasant and two residential developments in East Vancouver one step closer to becoming a reality.

The first on the list was the rezoning application for 425 West 6th Avenue. The rezoning application was submitted by Cressey Development, with plans to rezone the site at the northwest corner of Yukon and 6th. The 9-storey office building is designed by the IBI Group and will replace an auto body repair shop. The building will contain 16,000 sq ft of retail space on the first and eighth floors with 157,000 sq ft of office space above.

The initial application was submitted in September 2017, with revisions submitted in November 2017. The revisions were in response to public feedback and include an enhanced public realm, revised massing with a height decrease on the east side, a height increase on the west side, and modified setbacks. The structure will feature three roof gardens on the 6th, 8th, and 9th floors. Below grade, there will be 290 underground parking spaces and 88 bicycle spaces. The site is also within walking distance to the Olympic Village Skytrain station, several bus routes, and shops and services of the Olympic Village and on Cambie Street.

Next to be approved was the rezoning application for 2109 East Hastings St. The proposal for a 6-storey mixed-use building was submitted by Mosaic Homes and will replace a one-storey restaurant and a surface parking lot. The building, designed by Yamamoto Architecture Inc., will have 4700 sq ft of retail at grade and 42 secured market rental residential units. The unit mix will include 12 studio, 14 one-, 14 two- and 2 three-bedroom units. There will be 45 underground parking spaces. Future residents of the building will be well-served by public transit and will have access to many nearby shops, parks, and restaurants.

The last project to receive approval was the application for 1619-1651 East Broadway. The 10-storey building is designed by the IBI Group for Jameson Development Corp. will contain 93 residential units, including 47 secured market rental and 46 market strata units, and retail on the first floor. There will be 75 underground parking spaces and 117 bicycle spaces. The building will replace an aging two-storey rental apartment building and an empty lot.
