A Tuesday public hearing convened with a prospect of a new office tower rising into Vancouver's skyline. The 36-storey now-approved tower by Oxford Properties and designed by James KM Cheng Architects puts a series of glazed boxes atop one another at 1133-1155 Melville Street.

The 167.7-metre development would come with a strip of retail on the ground floor. Cantilevered sections of the building provide shelter and shade on the ground, and also serve as platforms for outdoor terraces. In total, tenants will have access to seven exterior decks, including vegetated spaces, a two-storey loggia and a sky garden. The intent, reads the submitted architectural response, is to "dissolve the boundary of an office space and invite all occupants to enjoy the outdoors throughout the work day."

The material palette would consist of fritted triple-pane glazed skin and glass foil with fins. Harder surfaces like metal and stone cladding are also expected to be integrated into the building.

A revised application was submitted for the development in October 2017 after the initial proposal landed on the City's desks in July 2015. The new application highlighted a taller, slimmer tower with a reduction in the total floor area. Additional public realm improvements were also sought and incorporated into the updated design.
