A terraced base and a 27-storey tower defines the latest development application to face the City in the masterplanned Pearson Dogwood redevelopment. Onni Group has submitted documents that tell the story of an 89-metre-tall building that would occupy Parcel C in the 25.4-acre property bounded by West 57th Avenue, West 59th Avenue, Cambie Street and Heather Street.

Addressed as 698 West 57th Avenue, the submission requests permission for 171 market residential units, 17,545 square feet of ground-level retail, a 96,000-square-foot community health centre, and a 10,000-square-foot daycare. Six one-bedroom supportive housing units would accommodate current residents of the George Pearson Centre. The market residential units would consist of 66 one-bedroom units, 99 two-bedroom units, and six three-bedroom units.

An articulated amphitheatre-like podium of glass and vegetation will be accented by a clock tower overlooking Pearson Plaza. Underground the building, a parking garage holding 433 stalls has been proposed. A two-tower scheme for Parcel A was unveiled earlier this year, showcasing 26- and 22-storey towers containing a total of 445 residences.

Partnering with Vancouver Coastal Health and architect IBI Group, the phased redevelopment would eventually include dozens of new buildings up to 28 storeys in height. Approved plans call for 2,160 market residential units, 361 City-owned social housing units, 179 affordable housing units, 114 supportive residential units to replace the George Pearson Centre, 12 Indigenous residential units for the Musqueam First Nation, and a 69-space childcare facility. Over 200,000 square feet of health-focused amenities will also be built.
