The above-ground parking garage at 320 Granville Street has been surrounded by scaffolding as work on demolishing the structure appears to be preceding. In its place will rise a 30-storey office tower designed by Kohn Pedersen Fox and Chris Dikeakos Architects for Bosa Development.
The 355,000-square-foot Bosa Waterfront Centre was approved by the Development Permit Board in April 2017. A curving building envelope of curtain wall glass and an entry plaza placed at the corner of Granville and Cordova Streets defines the proposal. Below the site, 288 parking stalls will service tenants of the complex.
The AAA office building made headlines in November for selling out its available spaces in under a week, with units fetching $2,000 per square foot. That's more than double the average price per square foot for commercial real estate in Vancouver, exemplifying the enormous demand for high-quality office space in the city. The top 15 floors of the building are being held by Bosa for future leasing.
Before Bosa acquired the property in 2016, an original application requested permission for a 32-storey building. The now-approved current scheme is expected to be completed in 2021.
