Bonnis Development Corporation has submitted an application to the City of Vancouver to rezone 610-644 Kingsway from C-2C (Commercial) District to CD-1 (Comprehensive Development).  The proposed building is designed by Studio One Architecture and will be six storeys, rising up to 21 metres in height. The proposal includes a total of 53 rental units and commercial space on the ground level. The application is being considered under the Secured Market Rental Housing (Rental 100) Policy.

Residential units will consist of nine studio, 19 one-, 19 two- and six three-bedroom units. The building will offer two levels of underground parking, with a mix of residential, commercial and bike parking. Since Kingsway is a busy arterial, the units facing the road will have triple glazed windows to reduce noise. The proposed building will be well-served by transit, with easy access to multiple bus routes.

The site is an irregular pie shape with a slight bend along Kingsway and is currently occupied by one and two-storey buildings housing stores and restaurants. The commercial space along Kingsway will be divided into small tenant units with canopies and set back 18 feet from the curb.

The application was filed on January 19th of this year, and a community open house took place on March 14th, with City staff and the applicant team available to answer questions and collect feedback on the proposal. The public can also provide comments by filling out an online feedback form.
