A few blocks away from the site that will grow the now-approved Jenga-esque tower, Landa Global Properties has proposed a residential tower that could pass for its shorter twin. The southwest corner of Denman Street and Alberni Street, currently housing a low-slung strip of restaurants, has been targeted for the development of a 21-storey highrise.

An 18-storey volume erupts to a height of 64 metres from a three-storey podium that will contain 3,900 square feet of ground-level commercial retail space and 24 affordable market rental housing units. An additional 36 high-end market residential units would be provided within the stacked box typology of the tower itself. Landa is also planning on constructing a 109-stall, three-level underground parking garage.

The Rafii Architects-designed concept is based around floor plans that host only two condominiums per floor. The playful arrangement of boxes allows opportunities to add plantings to the volume. The footprint of the building is larger than City guidelines provide, though because of the tower dynamic, appears "less massive, because it is not monolithic," reads the submitted design rationale. The average area of the floor plate above the podium is still under the 5,500 square feet stated in City guidelines.

A community open house has been scheduled from 5 to 8 PM on Tuesday, February 13 at The Westin Bayshore, The Oak Room, 1601 Bayshore Drive. City staff and the applicant team will be in attendance to answer questions. The application has also been scheduled a meeting with the Development Permit Board on Tuesday, April 3 at 3 PM.
