In the near future, it looks like the Denny's property at 1296 West Broadway will be dishing out rental apartments instead of comfort fare. Vancouver city council has approved a rezoning application filed by IBI Group on behalf of Jameson Development Corporation, seeking a 16-storey rental building at 52 metres high.
The building is slated to contain 153 studio, one-, two- and three-bedroom apartments, with mixed-use commercial frontage at grade. The City's Secured Market Rental Housing Policy (Rental 100) applies to the development, which encourages family-sized units in dense projects. The proposed unit mix would see 27 percent of the total devoted to two-bedroom suites and a further ten percent containing three bedrooms.
Renderings for the project show a glazed exterior and balconies framed by textured beige brick piers. The images also portray greenery overflowing the podium levels and the upper tower setback. The project would need to obtain approval of a development application before it can move forward with construction.
