After laying waste to the pre-existing two-storey structure at Smithe and Cambie Streets, excavation on Boffo Developments' first Downtown Vancouver project has commenced. Crews have dug a few metres into the earth at the site on the edge of Yaletown, an area of the city the developers have taken to calling the arts and events district.

Set to rise 27 storeys, The Smithe differs from some of its skyscraping companions in its internal programming. The GBL Architects-designed building offers the requisite residential units, 94 of them in total, along with three floors of office and commercial space. These non-residential floors are clearly demarcated by the lack of balconies and a smoother materially different architectural expression.

Offering two- and three-bedroom residences starting at 1,000 square feet, the units are more suitable for families than bachelors. Approximately 80 percent of typical tower level units will benefit from corner orientation. All residents will have access to a 4,000-square-foot indoor-outdoor amenities deck above the commercial floors. It features 2,500 square feet of usable outdoor space and a fully equipped fitness centre, lounge, media room and children's play area inside.
