On December 6th, Vancouver City Council approved an application to rezone 177 West Pender Street to permit a 10-storey building designed by dys architecture for Vancouver Affordable Housing Agency. Set to replace an empty lot, fenced-off lot, the mid-rise development would bring more affordable housing options to Vancouver's Downtown East Side.

The new building will contain 90 micro-units ranging in size from 250 to 372 square feet, including five accessible units. Every unit will have a Juliet balcony and there will be shared indoor and outdoor communal spaces in the building. To compensate for the small unit sizes, there will also be storage lockers within the building. The development will have no car parking, but will provide 68 bike parking spaces and a loading space. While the building is considered to be 'social housing' with many of the tenants paying below market rate, at least a third will be paying at market rate.

The building will feature a number of sustainability measures including increased insulation, LED lighting where possible, low-flow fixtures and high-efficiency mechanical systems. The location is extremely well-served by public transit, including several bus routes and SkyTrain and is within walking distance of many public amenities.
