Second + Main is a new mixed-use development in the Mount Pleasant neighbourhood that has recently entered the presales phase. The project is located at 1837-1847 Main Street and 180 East 2nd Avenue, and a showroom is being prepared in a former Maynards Fine Art building on the corner of the building lot.

The project is being developed by Create Properties and will be built by Urban One Builders. Francl Architecture, one of the more prolific firms in Vancouver, has designed the terraced development. Some of the firm's notable recent projects include: The Arc, Crosstown Elementary School, and Trout Lake Community Centre.

The LEED Gold-certified building will be 12 storeys at its highest point on 2nd Avenue, and feature a series of steps that recede to six storeys at 3rd Avenue. The building will feature extensive green roofing and urban agriculture, and various features such as balconies and vertical screens will reduce solar gains on the eastern, western, and southern faces. The green roofing and agriculture space will also assist with rainwater runoff. A public plaza will feature prominently into the design, which has been devised to maximize sunlight penetration year-round, as well as increase laneway activation. The project was formulated to observe multiple community plans, including: the Housing and Homelessness Strategy, the Culture Plan, the Mount Pleasant Community Plan, and the Mount Pleasant Community Plan Implementation.

The building will feature 30 non-market residential units, and 226 market units for a total of 256. The gross floor area is 201,105 square feet, with 11,850 square feet of commercial retail space. Befitting Mount Pleasant's reputation as an artist haven, with roughly ten percent of the population working as artists and cultural workers, there will also be 4,025 square feet of artist production space, on top of 297 underground parking stalls.
