In July 2016, approval of the Grandview-Woodland Community Plan marked a new era of development in this East Vancouver neighbourhood, with the planning framework allowing for taller buildings and bigger development projects. Pursuant to this newfound vision for the area, the City of Vancouver has received a rezoning application for 1837-1857 East 11th Avenue and 2631-2685 Victoria Drive, to permit a 10-storey residential building with a six-storey podium. Developed by Intracorp and designed by Perkins+Will, the 31-metre-tall project will include 76 secured market rental residential units and 73 strata units, for a total of 149 units.

With a gross floor area of 104,344 square feet, and a floor-to-space ratio of 3.58, both rental and strata buildings will feature a mix of studio and one-, two-, and three-bedroom units. Community amenity space will be included on the first floor of the building and the rooftop. The project will also include the relocation of a Vancouver Heritage Register Category B house currently standing at 1857 East 11th Avenue.

The 29,112-square-foot site is situated two blocks southeast of the Commercial-Broadway station, and is served by access to the Millennium and Expo train lines, as well as several bus routes. The building will have 108 parking spots and over 100 bike parking spaces. Residents of this project will be within walking distance to John Hendry Park, Trout Lake Community Centre, several schools, and shopping and recreation on Commercial Drive. The project site consists of eight legal lots, and a small north-south lane; the developer is negotiating the purchase of this lane.
