After unanticipated site conditions set back the construction schedule, Bosa Properties' RiverSky development in New Westminster is finally making an impact above the ground. The two-tower project of 33 and 28 storeys will hold one-, two-, and three-bedroom residences on a lot previously occupied by surface parking used by the River Market on Quayside Drive. The new NSDA Architects-designed development will include 80 parking stalls for the adjacent waterfront market, a small slice of the 480 spaces to be provided.

Towers one and two are primed to contain 285 and 234 units for a total of 591 suites. Since the project is entirely sold out, the two towers are being built in unison, with completion expected by the end of 2018. In addition to retail on the main level, residents will have a variety of on-site amenity spaces to choose from, including a fitness room, entertainment lounge, and outdoor areas.

Construction crews encountered a number of surprising stumbling blocks when excavating the site in 2016. With one of the underground parking levels being built below the water level, crews were faced with a shoal of minnows swimming on the property when the Fraser River was higher than normal.

Construction hit another snag when a forest of wood pilings were found deep underground, remnants of a former riverfront wharf that existed on the site. The 30-foot-long piles were uncovered, removed, and replaced by about 500 new steel piles filled with concrete, preventing the boundary walls from caving into the hole. With the crane erected and above-grade construction now well underway, the worst appears to be over.
