Rising at the northeast corner of Gore Street and East Pender Street in Vancouver’s Chinatown, this six-storey mixed-use project is comprised of commercial space and rental apartments. Designed by Gair Williamson Architects for developer GMC Projects Inc., Brixton Flats will include 3,412 square feet of commercial space on the first floor, and 56 studio, one-, two-, and three-bedroom secured market rental units, including 10 micro-dwelling units, two per floor.

The building will increase the maximum density from a floor space ratio of 0.6 to 4.5. A setback along Gore Avenue will offer increased sidewalk width, with an awning along Gore Avenue providing weather protection which will benefit the retail space. The building includes 34 car and 77 bicycle parking spaces.

While this project falls below the Public Art Program requirement of a gross floor area of 100,000 square feet or more, hoarding surrounding the construction site is decorated in whimsical designs by Black Medicine Tattoo and reflects the neighbourhood. Occupancy is scheduled for fall 2017.
