Seems like a waste to replace a 3 storey building with a 5 storey building. Taller and denser would have been better.

Actually a few weeks ago there were developer representatives canvassing people around Commercial and Broadway. They were asking people to sign post cards addressed to the city council to allow increasing the building height to 6 floors.
 
A revised application was submitted on February 21, 2017, in response to feedback received through public consultation and advisory review groups. The revised proposal includes:
    • 43 secured market rental units;
    • Commercial uses at grade;
    • A proposed floor space ratio (FSR) of 4.15
    • A building height of 20 m (67 ft.); and
    • 22 underground parking spaces.
Key changes from the initial submission include:
  • The lower parkade level (P2) has been deleted from the proposal and the two parkade entrances shown in the original submission have been consolidated to a single entrance. This change has been made to reduce vehicle conflicts and improve pedestrian safety along the lane.
  • The proposal now includes two car-share stalls. The Parking By-law considers one car share vehicle to be equivalent to five private vehicles, so even though the number of parking stalls has been reduced, the revised application meets the Parking By-law requirements.
  • The building façade along the lane has been changed to includes a reduction in the size and depth of the balconies, additional privacy panels on the balconies to prevent overlook on to the rooftop playground at 3070 Commercial Drive, and further development of material expression.
  • The north and south party walls at the front of the building, which abut the Stratford Hall school, have undergone design development to improve their architectural expression.
  • The rooftop patios between the uppermost units has been revised to improve privacy and livability of these units (no changes to the visual screening required to prevent overlook of the rooftop playground at 3070 Commercial Drive have been made).
