The City has received an application to rezone 450 West Georgia Street from DD (Downtown District) and C-5 (Commercial) District to CD-1 (Comprehensive Development) District to allow for a 23-storey office building with retail at grade. The proposal includes:


  • public and commercial retail space at grade
  • 374,068 sq. m (4,026,434 sq. ft.) of office space
  • a building height of 87.2 m (286 ft.)
  • a total net floor area of 34,902.8 sq. m (375,554 sq. ft.)
  • a floor space ratio (FSR) of 15.65
  • 270 vehicle parking spaces and 236 bicycle spaces

This application is being considered under the Rezoning Policy for the Central Business District (CBD) and CBD Shoulder.

A community open house will be held on Tuesday, March 31, 2020 from 5:00 pm - 7:00 pm in Salon B of the Queen Elizabeth Theatre (650 Hamilton Street). City staff and the applicant team will be available to answer questions.

To be honest this project is nothing special in the renders but it serves well as an in fill between the Telus and Deloitte Summit but I wish it would be somewhat taller or shorter and now three of them together is having the table top appearance.
 
The curtain wall looks more detailed than either Telus Garden or Deloitte Summit, so it could be quite nice.
