4-storey mixed-use building with 27 residential units and retail at grade. The site has frontages on Turner Street as well as Ferndale Street and Victoria Drive. There is no lane interface to the existing single family dwelling to the east. The retail at grade runs the length of the Victoria Drive frontage behind a widened commercial sidewalk with continuous weather protection.
