For over three years, SkyriseVancouver has brought its readers informative updates on the region's prosperous urban development and real estate industries. A constant flow of photo updates and reports from community meetings, courtesy our loyal Forum members, supported fresh content on a daily basis. But the ongoing COVID-19 pandemic has brought uncertainty to a number of businesses, and our operations have likewise been greatly impacted.

As the construction and development industry continues to grapple with the effects of the virus, SkyriseVancouver can no longer continue to operate as normal. It is unfortunate but necessary to announce that going forward, all front-page content will cease publication for the foreseeable future.

Our Forum will remain open and we encourage all readers who are interested in urban issues, planning, development, architecture and transit to contribute to the discourse. Metro Vancouver has a strong future and we still want to play a role in informing you about the issues you care about.

Lotus Capital Proposes Mid-Rise Condominium on East Broadway

Four single-detached homes will be replaced by a mid-rise condominium on East Broadway near Garden Drive, if plans by developer Lotus Capital are approved. The City recently received an application to rezone 2246-2268 East Broadway to permit the development of a six-storey residential building.

Designed by Omicron, the building would contain a total of 57 units, broken down into 24 studios, 11 one-bedrooms, 16 two-bedrooms, and six three-bedrooms. Units would range in size from 465 square feet for studios to 1,054 square feet for three-bedroom plans.

A total of 47 underground parking stalls are proposed, plus four surface parking spaces and 114 bicycle spots. A 400-square-foot amenity room will also be included, to be located on the ground floor.

The application is being considered under the Grandview-Woodland Community Plan. A community open house will be held at an unannounced future date.

Phase B of King George Hub Rising High in Surrey

The second phase of PCI Developments' multi-tower King George Hub development continues its ascent in the ever-densifying core of Surrey. The landmark mixed-use development next to the Expo Line's King George Station has so far produced the 10-storey Coast Capital Savings Credit Union's Help Headquarters, which was completed in 2015. Phase B, now under construction, adds another office tower to the site complemented by two high-rise condominiums.

The two residential towers currently rising will bring a total of 738 homes to the area. Recent photos uploaded to our Forum show how the complex is shaping up so far. The 40-storey slab tower is still climbing towards its pinnacle, while its 29-storey sibling has topped out. Both buildings are undergoing window wall application. Upon completion, residents will have over 20,000 square feet of indoor and outdoor amenities to keep active and entertained.

Sporting a darker hue than its predecessor, the 15-storey office building also continues going vertical. The second phase of King George Hub will include 100,000 square feet of retail along a pedestrian high street; a two-storey restaurant is among the planned facilities.

Phase C, also under construction, will produce a 371-unit, 34-storey rental tower. It will complete the east side of the public plaza at the Coast Capital Savings building. Residents will have a similar array of amenities as the condominium component, like a fitness facility, theatre and rooftop kitchen, with 11,000 square feet of common space proposed in total.

Phases D and E are currently being finalized and will finish the masterplan with additional residential and retail uses. At delivery, the entire complex will host 760,000 square feet of LEED Gold office and retail space, combined with approximately 1.2 million square feet of residential space.

Amazon Site in New Westminster to Undergo Multi-Tower Redevelopment

QuadReal Property Group's plans for the site of an Amazon Fulfillment Centre in New Westminster have significantly expanded in scope. A rezoning application now making its way through the planning process proposes a complete, master-planned, transit-oriented community at 97 Braid Street, featuring multiple towers and a dynamic mix of land uses.

Called Sapperton Green, the revised concept is the latest version of a redevelopment plan for the 38-acre industrial property that has been underway since 2011. Back then, property owner British Columbia Investment Management Corporation enlisted developer Bentall Kennedy to manage the revitalization of the lot, which includes the Amazon building, smaller warehouse structures, and a parking lot used by Royal Columbian Hospital staff.

QuadReal's initial vision for the site was unveiled in 2017 after taking over management of the development. Their newest iteration proposes 4.2 million square feet of residential floor space, including at least 1,112,000 square feet of secured market rental housing and 255,000 square feet of affordable housing, meeting the contents of the City's Inclusionary Housing Policy. QuadReal projects a total of 4,700 residential units on the property, which is directly adjacent to the Brunette Avenue/Highway #1 Interchange and the Braid Street SkyTrain Station.

The plan also envisions between 750,000 and 1.5 million square feet of commercial office space, between 100,000 and 150,000 square feet of commercial retail space, and a 35,000-square-foot community centre and child care space.

A number of publicly accessible open spaces would occupy the remaining land, totalling 7.9 acres. This includes a 1.8-acre central park, 3.5 acres of riparian area adjacent to the Brunette River, a 0.75-acre transit plaza and several pedestrian corridors and pocket parks providing access to Hume Park and the river's edge.

Consultations are scheduled to run through the summer and the fall. The master plan is expected to be completed by the end of 2020, with construction happening over three phases.

Second Phase of Galleria at Concord Gardens Now Underway

Continuing our Richmond coverage, Concord Pacific is proceeding with phase two of their Galleria at Concord Gardens development. The two-tower Da Vinci Collection, featuring 157 market residential units, comprised the first phase of the master-planned development. Heavy machinery is now on the site of the second stage, the Picasso Collection, which will produce 344 market units across three towers.

The five-building development will be located steps from an upcoming SkyTrain Canada Line station at No. 3 Road and Capstan Way. A commercial component totalling 34,000 square feet with 20 dedicated offices will join a two-acre community park as the non-residential features of the project.

Residential amenities within the Picasso Collection will focus on health and wellness, offering residents an indoor swimming pool, separate children's pool, hot tub, heated stone lounge, steam room and a sauna. A fitness centre, yoga studio, ping pong and putting green rooms, and a 12,800-square-foot arts facility will also be included in the second phase.

Galleria at Concord Gardens consists of one-, two- and three-bedroom suites in both phases. Ranging in size from 552 to 1,193 square feet, units are accented by Miele stainless steel appliances, smart storage and wide plank laminate flooring.

Capstan Station is expected to begin construction in late 2020 and open for service in 2022.

After Setbacks, Richmond International Trade Centre Nears Completion

In the months since our last update, construction on the mixed-use Richmond International Trade Centre has paid further dividends in the form of continuing cladding application. The project has been slow-moving to date—a rift between construction contractors had temporarily put the project on hold—but with the exterior finally coming together, developer MYIE Group hopes to complete the project this year.

The $96 million development occupies a triangular site at 8451 Bridgeport Road, steps from the Fraser River. GBL Architects, who worked with several other clients to develop a concept for the site, ultimately established a final design that MYIE Group is now executing.

The development will consist of two office towers, a 14-storey OPUS Hotel Versante, and a vast commercial retail and restaurant component. A podium containing above-grade parking ties the program together, and the rooftop dedicates space for shared outdoor amenity spaces.

Cladding application has made significant progress in recent months, marking the distinct visual identities of the office and hotel portions. The hotel's array of vertical panels are contrasted by the horizontal aluminum louvres that define the office buildings. A three-storey perforated wall on the podium draws inspiration from the river, with its undulating lines likened to waves.

With the office exteriors largely complete and work progressing on the hotel, Richmond International Trade Centre is quickly approaching delivery.

Multi-Building ViewStar Development Altering Richmond's Riverfront

The multi-building ViewStar development continues to transform a slice of the Richmond riverfront since our last update in the fall of 2019. The mixed-use development designed by W. T. Leung Architects for developer Yuanheng Holdings is altering the Richmond skyline, and upon completion, will include three blocks of high-density development next to the future Capstan SkyTrain station on No. 3 Road.

ViewStar is divided into three disparate precincts: Northside, Southside and Riverside. The Northside parcel is focused the work-life balance, mixing a contemporary collection of condominiums and townhomes with a commercial office tower and a 35,000-square-foot community centre, slated to become the largest in Richmond.

Southside is where the bulk of the residences are currently being constructed. Terraced rooftop gardens join a private elevated central park and over 130,000 square feet of amenities, including an indoor pool, children's play areas, fire pits, entertainment rooms and music practice rooms.

The Riverside area fronting the Fraser River features additional residences, including four-bedroom, single-floor homes.

The most recent images from the Forum show the present state of the development's Southside phase, consisting of six mid-rise buildings. A total of 850 units will eventually be built across the three-block property.

Second Phase of Pinnacle's Capstan Village Development Takes Shape

Following the completion of the three-building Sorrento in Richmond, Pinnacle International and Bingham Hill Architects are witnessing the next stage of their Capstan Village development take shape. Projected for completion in 2021, Torino is the second phase of the multi-family development at 3220 Number 3 Road, and its mid-rise frame is starting to become visible to passersby.

The first of Torino's three buildings will contain a total of 185 homes, with the entire second phase introducing 405 units to the property. The project will be within walking distance to the under-construction Capstan Canada Line Station, which is expected to enter service in 2022.

Torino will feature a number of amenities for residents, including landscaped courtyards and gardens, a fitness centre, a party room, a sundeck, a bocce court, and al-fresco dining spaces. Homes here will have one- to three-bedrooms ranging in size from 578 to 1,189 square feet.

The latest images documenting construction of the complex show window wall and spandrel application underway on the lower levels of the first building. The towers will ultimately rise to a height of 15 floors.

Regan West Nears Exterior Completion in Coquitlam

An under-construction residential development in the Burquitlam neighbourhood has made great strides in recent months as it races towards completion. Located at the corner of Regan Avenue and Emerson Street in Coquitlam, Regan West broke ground in 2018 and is currently on track for a completion sometime in the latter half of 2020.

Regan West has risen six storeys. Within those storeys will house residents in 75 units in a range of different sizes and floor-plates, offering one-, two-, and three-bedroom configurations.

Developed by Marcon, Regan West features a very contemporary west coast look. Exterior finishing sports a darker beige colour with an emphasis on glass set to offer sweeping views of the surroundings. Interior finishings match the aesthetic of the exterior with a modern look including state-of-the-art appliances and nine-foot ceilings

Current construction updates on the project show an almost completed building. The building has long since topped off and exterior construction is substantially complete with some glass panels remaining to complete the balconies. Landscaping work will also need to be done before the building is truly complete.

For those choosing a car-free life, Regan West is strategically located near commercial amenities as well as Burquitlam SkyTrain Station, putting residents within reach to much of the neighbourhood and Metro Vancouver.

Anthem Properties Redeveloping North Vancouver Site with 13-Storey Rental

As a 64-unit rental project nears grade on East 12th Street in North Vancouver, another project currently under construction in Central Lonsdale will lend a further boost to the area's housing stock. Anthem Properties is redeveloping 143 East 17th Street, supplanting 32 units contained inside 1969-built rental properties with a 13-storey, 225-unit development.

The northernmost section of the 46,500-square-foot property will host the tower, while the remainder of the lot gives way to a 18,600-square-foot public park. The building's design, courtesy of dys architecture, is divided into two languages. Glass and solid building materials mixed with vertical accents express the height of the building, and an arrangement of deep balconies add strong horizontal references to the facade.

The vast majority of the 225 units proposed—70 percent—will be studio and one-bedroom layouts. As a result, Anthem is targeting students, young professionals and downsizers.

The development will contain approximately 3,000 square feet of indoor amenity space, complementing an outdoor deck located on the rooftop. Over two levels of underground parking will be equipped with 171 stalls.

Mixed-Use Paramount Project in Richmond Rises Above Grade

One of the largest mixed-use developments in Metro Vancouver is showing visible progress as construction of the $267 million Paramount project in Richmond rises above grade. The Downtown Richmond site, located across from CF Richmond Centre, had been home to a strip mall. Its replacement consists of three 15-storey residential buildings and a 12-storey office building, each boasting distinct contemporary designs by GBL Architects.

The Paramount is part of Keltic Canada Development's expanding real estate portfolio in Metro Vancouver. The development will add 536 studio, one-, two-, three- and four-bedroom residences, 102,600 square feet of office space, and 28,600 square feet of retail space to the core. A 19,000-square-foot early childhood development hub is also planned.

Window wall and balconies will characterize the residential component of the project, while the AAA office tower—offering plans ranging from 538 to 1,600 square feet with the ability to combine units—will be clad in curtain wall. Its unique geometric massing and latticed exoskeleton will separate it visually from the predominant residential properties.

The towers will rise from a 375,000-square-foot podium surmounting a four-level parking garage. Images from the Forum show the first residential tower having climbed above grade. The development is scheduled for completion in 2022.

North Vancouver Rental Project by Domus Homes Nears Grade

Located between St Georges Avenue and Lonsdale Avenue on 12th Street East in North Vancouver, a new rental project by Domus Homes is close to hitting grade. Victoria will pack 64 rental units within its six-storey frame, contributing to the increasing rental housing stock in Central Lonsdale.

Victoria will incorporate a number of unique elements into the design by Birmingham & Wood Architects. Key amenity areas in the form of rooftop terraces and communal garden plots introduce a touch of nature to the urban setting. The main amenity area takes the shape of a central courtyard and an adjunct children's play area. A ground-level amenity room will also provide residents with flexible space to host gatherings or simply relax.

Offering studio, one-bedroom, two-bedroom and three-bedroom floor plans, the development sets aside 10 percent of its stock at below-market rates. Some ground-oriented suites through the courtyard will contain patios facing the alley, creating "eyes on the street" and aiding in community safety.

The new development supplants a 25-unit, three-storey rental building that previously occupied the site. Construction crews working on the project have made steady progress, as concrete walls begin to reach grade level. Occupancy is expected to begin in 2021.

Mid-Rise Rental Development Proposed at 1265-1281 Kingsway

A rezoning application has been submitted by Stuart Howard Architects seeking permission to build a 43-unit rental development at 1265-1281 Kingsway. The six-storey mid-rise development would replace a string of low-slung commercial and residential structures on the Kingsway corridor near Clark Drive.

The unit breakdown yields 20 studios, five one-bedrooms, 16 two-bedrooms, two three-bedrooms and two townhouse units oriented towards the rear laneway. The Kingsway elevation would be animated by three two-storey commercial units totalling 3,000 square feet. The application also acknowledges plans to build two underground parking levels containing 51 vehicle stalls and 89 spaces for bikes.

The project is being considered under the City's Secured Market Rental Housing (Rental 100) Policy, which provides exemptions and exceptions on certain planning regulations for residential developments containing 100 percent rental units.

A community open house has been tentatively scheduled for April 14 at the Church of Nazarene, 998 East 19th Avenue.

102 East 4th Avenue Office Project Now Visible at Grade

Construction on a new mixed-use/industrial development located at 102 East 4th Avenue in the Mount Pleasant area of Vancouver has progressed nicely in recent months. Since our last update back in the spring of 2019, the site has seen a flurry of construction as the structure starts to become visible from street level.

Developed by Westbank and designed by Henriquez Partners Architects, the project will rise eight storeys (to a peak of 33 metres) and the gross floor area will measure at 16,378 square metres. The first two floors of the building will contain light industry space, floors three through five will hold digital industry space, and the remaining floors will be reserved for office space. Beneath the development will be a five-storey underground parking garage with space for 394 cars as well as 54 bicycles.

For those working in the building, there will be an assortment of amenities. The main amenity will be a landscaped outdoor area with views of both the ocean and the mountains. Keeping in line with Vancouver's sustainability targets, the building will be seeking LEED Gold certification upon completion.

Current work on the development comes in the form of the underground parking garage. For future employees, this development is very well connected with access to many commercial amenities in the area as well as the Main Street-Science World SkyTrain stop just a few blocks away.

Capilano Residences Adds to North Vancouver's Rental Stock

A new rental project in North Vancouver features an abundance of community amenities in addition to its collection of 460 units. Capilano Residences by Larco Investments and Wensley Architecture has produced two buildings of 18 and 12 storeys, with several others accommodating townhomes, offices, a 24,000-square-foot community centre, and retail spaces.

The development is located at 2035 Fullerton Avenue one block east of Capilano Road in North Vancouver's Lions Gate Village. Each rental unit features open concept living spaces, high-end appliances, double-glazed windows and balconies or patios.

Building amenities will include a rooftop terrace, barbecue stations, a fire pit, a fitness centre, a children's play area and a signature water feature. The project will also include a 126,000-square-foot self-storage facility in the basement.

New Westminster Skyline Getting a Boost with 32-Storey Ovation

The site of a former auto sales depot in downtown New Westminster is gradually undergoing a major transformation which will yield one of the city's tallest buildings. Domus Homes and Vintop Development are bringing the 32-storey Ovation to 813 Carnarvon Street, further extending the arterial's nascent street wall.

The development is composed of several distinct modules. The main 32-storey point tower arises from a wide podium that provides retail frontage. A mid-rise that echoes the solid linear expression of the tower is situated towards the rear. GBL Architects designed the development—their vision also incorporates a horizontal rhythm of balconies that serve as a counterpoint to the verticality spoken by the columns.

The top of the tower is accentuated by a fin formed by a protruding pier running the length of the building. It will mark a full-floor indoor and outdoor amenity level called the Stage 8 Sky Club. Featuring sweeping views of the city and the Fraser River, the marquee space will come with a green activity space, firepit, cookout area, an outdoor hot tub, a chef's kitchen, and a fully equipped fitness facility.

Additional amenities closer to the ground include a corner park plaza and an open-air children's play area at the podium level. A total of 204 one-, two- and three-bedroom homes will be contained in Ovation. A collection of two-level 'city homes' also provide additional living space.

The site had been cleared by late 2018 and construction crews have descended on the downtown property since then. Recent photos from our Forum show a shoring rig in action with other heavy machinery on the lot.

Wynwood Green Towers Take Shape in Coquitlam

A pair of residential towers rising less than a kilometre from Lougheed Town Centre SkyTrain station is the latest development in the Anthem Properties catalogue. New photos uploaded to our Forum show how the two-tower Wynwood Green project is shaping up, as both buildings now rise above Austin Avenue in west Coquitlam.

The 28- and 23-storey towers are climbing adjacent to the Vancouver Golf Club and Brookmere Park. Wynwood Green will contain one-, two- and three-bedroom homes—379 in total—ranging in size from 631 to 1,151 square feet.

The 28-storey north tower will hold 205 homes, while the 23-storey south tower will provide 174 units fronting Austin Avenue. The site at 585 Austin Avenue was acquired by Anthem Properties in 2017. A majority of the owners of the 58-unit strata-titled townhouse complex voted in favour of selling, a process that was ultimately approved by the BC Supreme Court.
