Construction has started on the redevelopment of the Arbutus Shopping Centre. A project by Larco Investments Ltd., the phased redevelopment of the existing shopping centre site features a design by Dialog Architecture, and will be built by Urban One Builders. Once the dust settles, the mixed-use complex will consist of four new building blocks, two new streets and a new public square, and will be a complete, walkable, and sustainable community.

This project consists of four phases: A, B, C and D.  Blocks A and B will front Arbutus Street and will comprise two floors of retail and office, with residential above up to eight storeys, and internal courtyards. Block A is currently under construction following the partial demolition of the existing shopping centre. Once Block A is complete, retailers from the existing shopping centre will move into their new spaces and construction of Block B will commence. Blocks C and D will be primarily residential, and will include six-storey apartment buildings and two-storey townhouses. Residential units will consist of 55 seniors apartments, 45 family-friendly units, rental apartments, 399 strata units, and 33 potential lock-off suites. There will be 255 commercial, 490 residential and approximately 40 on-street public parking spaces, as well as 470 bicycle parking spaces.

The commercial component of the redevelopment will include 95,300 square feet of retail space, with an expanded grocery store, a liquor store, a bank branch, 144,600 square feet of underground self-storage, and 29,400 square feet of office space. Community services and amenities will include a number of new components both for public use and for strata owners. Public amenities will include a neighbourhood house, a seniors centre, and a public square with an art component. Strata owners will have access to a recreation centre, and an indoor swimming pool, as well as spaces for urban agriculture.

The project incorporates many sustainable features, including improved walkability, district energy and geo-exchange systems, a rainwater management collection and reuse, a solid waste diversion plan, extensive use of green roofs, and preservation of existing street trees.
