With many new buildings completed, several under construction, and multiple rezoning applications filed with the City of Vancouver, Main Street has been undergoing significant changes. Approved at the October 17th Council meeting is the application for 2221-2223 Main Street. This is a project from Catalyst Community Developments Society, and Marcon Developments, in conjunction with the Vancouver Affordable Housing Agency. The design is by Rositch Hemphill Architects, with landscaping by Connect Landscape Architecture.

The nine-storey, 30.8-metre building will include 145 social housing units, with 28 studio, 45 one-bedroom, 42 two-bedroom and 30 three-bedroom units. There will be almost 1,000 square feet of commercial space at grade. The building will replace a surface parking lot and will include 192 parking spaces in four levels of underground parking (141 commercial and 51 residential spaces), as well as 184 bike parking spaces. The building has ready access to public transit and is within walking distance of multiple amenities, including a library and a community centre. Public amenities will include a new, 12,000-square-foot public park on the south side of the building, and a child-friendly amenity space on the upper floor.

The initial rezoning application was submitted in February 2017, and a revised application was submitted in May. Design revisions included changing the building's articulation to respond to the neighbourhood's sloping topography, improved interfacing of the commercial retail units with the future park, and significant alterations to the building's exterior. The new plan also provides a direct, secondary entry from the park, in addition to the main entry on the north side of the building.
