Located right next to the new home for Emily Carr University of Art and Design, the Perkins+Will-designed 569 Great Northern Way infuses more transit-oriented office and retail space into the spine of Great Northern Way and the fledgling Flats district just east of the downtown core. The PCI Group project was at the early stages of its ascent back in April, when we first wrote about the seven-storey development. Today, most of the project's concrete skeleton has been dressed in curtain wall, emitting the highly reflective persona the renderings had suggested.

A 3,000-square-foot retail pavilion serves to animate an adjacent plaza, both complementary components to the 160,000-square-foot office portion. The building's massing and scale is representative of its narrow site. A gentle curve in the facade responds to "different scales of movement," and a high-performance envelope and solar shading system minimizes operating costs and improves user comfort.

The building, designed to LEED Gold standard, will include a pedestrian connection integrated with Emily Carr University and the future rapid transit station. The project team anticipates a large number of two-wheeled commuters, so the project is equipped with fitness and bicycle end-of-trip facilities. Several patios, including a large view-laden rooftop deck, offer tenants an outdoor place for respite.
