Vancouver's downtown office space shortage is set to get some much-needed relief from several projects currently in development. Vancouver Centre II is one of these projects. It has been approved by city council and is located at 753 Seymour Street, officially 650 West Georgia Street.
Developed by HOOPP Realty Inc., London Life Insurance Company Inc., and The Great-West Life Assurance Company Inc., it was designed by Musson Cattell Mackey Partnership (MCMP) architects. MCMP's work includes Canada Place, Trump International Hotel and Tower Vancouver, the Vancouver Aquarium Revitalization and the MNP Tower.
The site is now occupied by a multi-level parkade, which was recently blocked from use by hoarding. The new office tower, which will be located next to the Scotia Tower, will be 32 storeys high, with 428,000 square feet of office space, and approximately 95,000 square feet of retail. There will be seven levels of underground parking, and four levels of above-grade parking, with a total of 586 vehicle spaces. For sustainability, the building will be certified LEED Gold.
For the Community Amenity Contribution the developers paid $2.5 million to the City of Vancouver to fund a childcare facility or facilities in the downtown area. The building will feature an 18-foot-wide covered plaza space on Seymour Street with lighted benches and vegetation, and the number of curb cuts for vehicle entry will be reduced from three to one shared access way.
