Council has approved an application to rezone the lands at 5733 Alberta Street and 376-392 West 41st Avenue to permit the development of a six-storey residential building. Submitted in November 2016 by GBL Architects on behalf of Richmond-based iFortune Homes, the project will place 54 units on a property currently occupied by three bungalows.

Located steps from the Oakridge Centre and Queen Elizabeth Park, the development falls within the vision established by the Cambie Corridor Plan, which allows for residential buildings up to six storeys in height. The precedent for the rapidly densifying area was set by Qualex-Landmark's Aria development on the opposite side of the block, which contains 52 one- and two-bedroom rentals and townhomes.

The building employs frameless glass balcony enclosures and a green roof, with brick facades breaking up the glassy expression. The six-storey massing steps down to a two-storey townhouse form at the rear lane; these two components are separated by what the architects describe as an "intimate courtyard." Units on the ground floor enjoy large patios, while upper floor units sport balconies and terraces. Setbacks along 41st Avenue provide the opportunity for acoustic buffers in the form of planting strips and street trees.
