Chard Development's six-storey stepped residential development at 2106-2138 Main Street is beginning to make its presence felt, with its floors gradually rising above the sloping site. Located at the southeast corner of Main Street and 5th Avenue in Mount Pleasant, the project will contain 20 one-bedroom units, 27 two-bedroom units, and four three-bedroom units for a total of 51 units.

Designed by Proscenium Architecture, the building's shifting aesthetic is a result of an existing Main Street view cone. Height along the Main frontage is limited to two storeys, and the volume above is pulled eastward to avoid the view cone, aligning this invisible line with the upper residential levels. The greatest height is located in the centre of the site to minimize the visual impact of the building.

The skewed form of the residential block creates a sizeable podium rooftop that opens up opportunities for outdoor amenity areas, including generous green spaces. Architectural plans also portray the potential for a rooftop terrace on the uppermost level.

The residential units will benefit from commercial space located along Main Street, serving to activate the public realm. Townhouse units are relegated to East 5th Avenue and the rear laneway, where loading and parking access will be situated. So far, construction of the building has been focused on shaping the commercial levels, which are spread across the bulk of the site. The shift to the residential portion should be quite evident — and expressive — when it occurs over the summer months.
