A string of low-rise buildings and surrounding parking facilities in the Mount Pleasant Neighbourhood have been targeted for intensification in the form of an 11-storey mixed-use building rising to approximately 34.6 metres. A rezoning application for the subject property, addressed as 1880-1898 Main Street, 1851 Lorne Street and 202 East 2nd Avenue, has been submitted by Francl Architecture and received by the City.

The non-orthogonal lot presents an opportunity for unique floor plans and architecture, which have been both detailed in the submitted application. Two commercial units are proposed at grade, while 131 secured market rental residential units would occupy the upper levels of the building. There would be 109 parking spaces on the site, including six car share spaces.

Preliminary floor plans identify units that range in size from 400-square-foot studios to 925-square-foot three-bedroom corner suites. Building sketches and plans indicate that the amenity space, which would host a fitness centre and kitchen, has been proposed for the eighth floor.

The three renderings available thus far show a multi-faceted exterior, with protruding balconies and a diversity of warm materials. Horizontal white bands would accentuate the setbacks and cantilever over the flatiron corner, while the ground floor is portrayed mostly as a visually porous space.
